How Is The Houston, Texas Real Estate Market? In Fact, Houston Real Estate Is Increasing In Value

Houston, Texas is the fourth largest city in the United States; and was, in fact, the fastest growing city in the country during the 20th century, according to American Business Journal. For a city with such business and population growth potential, it’s no wonder that Houston, Texas real estate has a more positive outlook than real estate in other areas of the U.S. There are some areas of the Greater Houston Area, such as in The Woodlands and other North Houston communities, where real estate listings disappear almost as fast as they are officially listed on the market.

Despite the downturn in single-family home sales across Greater Houston, the average price of homes has increased, according to Houston Association of REALTORS® (HAR) statistics. The average price of Houston, Texas real estate in 2008 has surpassed that of 2007; which makes 2008 the second best year on record. As of April 2008, the average price of a single-family home in Houston is $207,270, up from $205,490 in 2007; the median price of these homes is $150,000. The HAR Chairman states that Houston was fortunate to avoid a bubble, thanks to both a healthy job market and a diverse local economy. He expects that Houston real estate will continue to see positive growth throughout the rest of 2008.

Of course, not all Houston real estate has the same investment and growth potential; there are some older sections of the city that have not enjoyed the same population influx and renovation projects as the rest of the city. However, even in these areas, people who are willing to be patient and invest in home repairs and upgrades may find that these are the real estate listings that offer the best returns. Realtors who specialize in particular communities often have a distinct advantage in knowing which properties offer the buyer a real steal when it comes to property. If you know of a particular area that you are interested in, your best option is to look for a real estate agent who chooses to specialize in real estate in that community.

When your preferred area happens to be The Woodlands, you cannot find a more experienced, better equipped real estate agent than Sara Duckett.
